Bids are
expected to vary, but should all be within a range of around 10%.
Bids outside this range, particularly way outside, are
invariably due to one of two possibilities.
The first possibillity is a simple mistake in their calculations.
The more common reason is when the contractor meets one or more of the
following
citeria:
> The contractor has NO License.
>The contractor has NO
Insurance.
> The contractor is NOT
Bonded.
> The contractor is
an Illegal Alien (possibly from Mars).
> The contractor is
using Poor Quality Paint (possibly from China, or Mars).
> The contractor is
Doing Little Prep Work Before Painting.
Any Combination of these factors allows a contractor to do the work for
substantially less and should be a WARNING SIGN for you, as a
prospective client. You should immediately question any
contractor who submits a bid more than 10% below any other bids.
You will invariably discover which of the above factors he is
using. YOU are at risk if you allow a contractor to work on
your property without possessing the proper License, Insurance, and
Bonding. If he has all that, and you don't mind him using
inferior paint and materials, or doing inadequate Prep Work, then at
least you are making an informed decision.
